Method, assumptions and limitations

Sale method. Local buyer substitution controlled selection. Closed sales were tiered by physical utility, condition, recency and transaction status. Asking/pending properties were kept separate. Price per square foot was used only as a diagnostic.

Rental method. Rentometer QuickView and Nearby Rent Comps were reconciled with direct rental listings. Asking rates were not represented as achieved rents. The provider’s attached-housing taxonomy uses the `Apartment` proxy and the returned sample contains mixed property forms. The complete distribution was $2,623 at the 25th percentile, $2,895 at the median, $3,048 at the mean, and $3,474 at the 75th percentile.

Renovation assumption. The primary scenario assumes the reported contractor work is completed to a coherent, market-competitive standard. Historical subject photography does not prove current condition.
